New and Affordable Homes for the County Town of Wiltshire
​The proposals will provide a mix of new homes to help address housing need within the area. Many people know someone struggling to buy a home, living with relatives, seeking to downsize or looking to move back to the local area.
The scheme will include 30% affordable housing (a mix of tenures including social rent and intermediate models such as shared ownership), which can be prioritised for local people. The delivery of affordable housing is a key benefit of the proposals.
Facilities and Amenities
​The development will secure local centre uses, recreational and leisure facilities and new sports pitches. A new all-through primary school is proposed, also providing for pre-school space, to serve families living within the development and beyond.
Local Employment and Economic Growth
The scheme during construction will support the employment of c.4,500 people including an estimated 55 apprenticeships, through direct construction roles and indirect jobs in the wider economy. First-year occupation is estimated to give rise to additional local spending of £6.5 million as residents move into and furnish their new homes.

Biodiversity Net Gain
The scheme will deliver Biodiversity Net Gain estimated in excess of the minimum +10% required, as calculated using the DEFRA Biodiversity Metric Tool. This will be achieved through management of existing features to maximise their habitat value and the creation of new and more diverse habitats.
Public Open Space
Over half the land area of the scheme would comprise new areas of public open space including Suitable Alternative Natural Greenspace (SANG), public parks, play areas, community growing areas and incidental landscaping, all of which would be accessible to both future and existing local residents.
s.106 Contributions
s.106 contributions are financial payments made by developers to ensure that new development does not increase pressure on local infrastructure and services. Contributions can be made towards a range of infrastructure and services both on and off-site such as affordable housing, open space, education, libraries, etc.

A set of s.106 contributions will be agreed with Wiltshire Council to support local service provision in and around Great Whaddon, while development will also be subject to charges under the Community Infrastructure Levy, a per-square metre fixed financial payment paid to the Unitary Council (with a proportion going to the Parish Council) to support flexible spending on local infrastructure.
